The SIXTH Emergency Proclamation Relating to the Wildfires have removed requirements and enforcement of zoning, building codes and coastal zone management. The rules have not been changed; the rules have been removed.
Pre-wildfires, now tiny homes are an anomaly in most locations. Tiny homes are innovative and are not usually covered by local zoning. Hawai'i is no different. There are ways to get your tiny home permitted, but not without cost, frustration and perseverance. If you would like a permitted dwelling with your tiny home, please contact us for a turnkey solution. Sorry, we won't tell you how to get one permitted. We will do our best to get the permit for you.
Your tiny home arrives as a packaged and wrapped trailer, inside a 40' container. The cabinets, counters, windows, trim, and if you would like, your wheel set and/or roofing panels, will all be placed inside the tiny home. The bathroom is pre-plumbed and permanently placed, so when you open up the packaging, you will see the materials stacked inside and the bathroom ready to go in the back.
Your 20’ tiny home can be delivered by a 20’ flat deck truck, that can be tilted, and unloaded with a winch. Most tow truck companies have this variety of truck and can deliver your tiny home. The larger tiny home, the more complex.
The unpacking takes one full day with four workers. The unpacking of the trailer must be completed on level ground, so your site must be ready to receive the tiny home. The trailer is unwrapped, inside contents are unloaded, and the windows are installed as part of unpacking. See the website video for the entire set up process.
Your site must be level and ready to receive the tiny home. If you are on an unlevel site, this must be prepared prior to your tiny home delivery. As each site is different, site work is quoted on a per-site basis.
Because tiny homes don't fit any traditional brick-and-mortar housing, a tiny home on wheels is considered a temporary home (same as a RV). If you tie it into your septic, or waste water system, this may not be an allowed usage.
The finishing process, including the cabinets, counters, sinks and trim can take an additional 3 to 4 days.
Yes, our company works alongside a Contractor who can safely unpack and finish your tiny home as an optional service. The unpacking and finishing services cost $5,000.
You can. You certainly can. We have done this a very long time and learned some very expensive lessons. We want to set you up for success with your home.
It can be. Depending on your orientation of the trade winds and how much rain you get, these tiny homes can leak. We highly recommend a permanent roofing product to limit leakage. We offer a gable roofing upgrade that can be installed over the tiny home, once unpacked. See the pricing page for more info about adding the roof to your tiny home order.
These particular tiny homes are made in China.
Yes. We offer turnkey services for your individual property and housing needs. We can offer your tiny home to be permitted, or at least try our very best. There are no guarantees. If you would like a turnkey solution, please contact us for specific and individual bid.
We are working with several lenders to who may be able to provide financing, as well as insurers who may be able to offer homeowner’s insurance. There are several local Hawai'i-based lenders who can provide a personal loan, which can be used for your tiny home purchase.
